Every one of us has had the listing that would not sell!. It is priced right (ok now it’s finally priced right) it’s clean. It’s in a good community. It’s in a great price range. The school district is good. WHY WON”T THIS HOME SELL??????  I have come to believe that sometimes it’s about luck and timing more than logic. Did we miss our window for selling the home when we were overpriced?  Did the home become stale on the MLS?  At this point I have to ask if some crime was committed in the home that I wasn’t aware of. I know that every home will sell eventually.  If I hear the seller tell me one more time that the house down the street with the 50 cats sold in a month for more than our list price, I will scream!!!. How many updates can I give the seller with the same feedback? ‘ the home was nice. Just not for my clients’. At this point I think that if I drop the home to one dollar, someone would tell me it was overpriced.       May be the home needs a new Realtor? Hey, I know that I am good, okay maybe great but this home is a weight  around my neck. I know  I know what you are thinking, take it out of the MLS and start over as if it was a new listing. Done that.  Hey I know , Re-take the pictures and video. Done that . What about an Open house of the Realtors to give feed back to the seller on why the home is not selling? Done that too.   Is this home is just an unlucky home with me?  I know that as soon as a new Realtor gets this home it will sell. That is how it goes with situations like this. You know it’s bad when you see the sellers number come up on your phone and you say out loud before you answer it,  FIRE ME PLEASE!!  No  such Luck, Just wanted to tell me that the flyer box is empty.   Homes like these remind us to appreciate the ones that sell on a “Normal” time frame.  I have to go, I need to plan the 10th open house !!!

Monster in My Car- Richmond Hill Ga Real Estate

There’s a monster in my car! – Richmond hill ga real estate. Last night as I sat on my sofa watching modern day history/real life happenings aka “Finding Bigfoot”, I couldn’t help but think of all the REAL monsters that I have safely escaped from while showing homes in Coastal Georgia. Let’s look at a case study of the freaks, no, weirdos, no, monsters that I have luckily escaped from over the years.

The “Screaming Meanie”. My least favorite. This little monster can bare it’s teeth and take a hunk out of you at any moment. It is also known as… The Four-Year-Old! It’s cute. It acts like it wants you to love it. It even speaks audible English. But it’s all a facade. At the drop of a hat, it can disguise itself with flared nostrils and lips. Don’t look it in the eye! When you acknowledge it, it goes crazy running in circles. It breaks things and screams at its mother. You want to beat it but you can’t. I’ve looked into the eyes of one of these and my heart grew cold. Beware of the Screaming Meanie!

Another monster that has darkened the doorway of my car: the “Unqualified Buyer“! This one is really hard to spot. Tell-tale signs include: driving a new, expensive car (or two), stressing the need for a low payment (so it can afford its cars), big speak of expensive hobbies and/or vacations, and whispers of former wives and kids (alimony/child support). Don’t mistake the big talk of expensive hobbies as wealth in the bank. These monsters will burn your gas and waste your time.

The “I know more than you” monster. This monster has read all the recent Real Estate articles on the internet and is of above MENSA intelligence. Hold your tongue, you’re in for a ride. Try not to drive off a cliff to end the madness while this monster is in the car! You have a family to feed! Simply stop at a convenience store, ask the monster to run inside and grab you bottle of water (cough a lot if you have to) then run like hell and don’t look back!

How about the monster who brings their monster-parent who is also a Realtor from somewhere a long ways from your area? The monster is usually easy to get along with, it’s the Realtor-parent-monster that is tough. Good luck getting it right with this little situation. Expect to hear this phrase a lot: “Well in ______ (fill in the blank with a city that produces nasal-sounding know-it-alls) we ALWAYS do things different/better than the way you’re doing it. I guess you guys just haven’t caught up to us yet.” Yeah, get out of the car. Now!

Making Your Own Schedule: The Kiss of Death

          Let’s face it, one of the biggest reasons we got into real estate is the freedom to be able to make our own schedules, be our own boss, not clock in, or worry about rush hour traffic trying to get into work. The self discipline to be able to make your own schedule has ended the career of many a real estate agent. For the first time in most people’s lives that becomereal estate agents, they are only accountable to themselves and not a structured 9-5 job. While getting your real estate licensee, the idea of this freedom is almost hypnotic. How many times have you told yourself “I work when I want to work.” “I don’t feel like going to the office today so I’m not going to.” I truly believe this is why the fail rate in real estate some say is up to 80%.

Structure is in place for a reason at most work places: an employer knows that he is not going to be able to have a productive employee for 8 hours a day, but giving you a set arrival time and a completion time should allow for productive hours in your day. Let me challenge you with this thought: make a commitment to yourself that you have to be in the office by 8 am and cannot leave until 5pm and you have to work at least two Sundays of the month. In the challenge, if you don’t do these things, you’re fired. What if you change your mindset to the more I work now, the more I work for myself? We are very fortunate to be in a business where there are a lot of lazy people. The successful top producers in this company, I have decided just out-work the others.

Keeping yourself engaged into the work environment in real estate and giving yourself a structured schedule will increase your production. The old saying is true: luck is where hard work and opportunity meet. Being in the office, you will get that call from someone who wants to sell their home or a buyer will walk in and say “I need help to buy a home.” Write down your hours in a week. Be honest with yourself and you will be surprised about the number of true hours you put into this profession.

Selling that “Hard to Sell” Home     Image

 

Let’s face it, when it comes to homes, not all homes are created equally. There are pretty homes, large homes, small homes, ugly homes, mediocre homes and many more in between. Homes can be dated, new construction, movable, permanent, condo, single family and I’m sure I’m forgetting some. If you’re like me, you have a certain number of listings that you want to maintain at any given time. You try to maintain a certain amount of homes that are sellable that will help you reach your yearly goals. With Richmond Hill being a town of only 18,000 people – Sometimes being picky is hard to do.

 

Your judgment can be clouded by the idea of adding one more sign to the neighborhood or community, one more fishing line in the water to attract some bites (buyers). Honesty is a tough thing sometimes when it comes to telling a seller that their home is unsellable and the real, true sellability of their home. Especially if it’s for reasons out of their control; paid too much, market has turned, or that real raggedy in-law suite addition just doesn’t look good with the home. But we are required to tell them the truth, even if we sell it to them softly. The fact of the matter is that every home is sellable, it boils down more to how much time is your seller willing to wait to get it sold? Then there’s the idea of “Just because you don’t like it, doesn’t mean a buyer won’t!” I’ve seen the ugliest homes in the world that are horrendously overpriced … yet they sell quickly. I’ve seen the most beautiful homes, perfectly priced … yet they sit for a year. Just as soon as you think you’ve figured out what a buyer thinks, they throw you a curve ball and do the exact opposite of what you predicted.

 

We are very fortunate to have Ft. Stewart, Georgia supply us with soldiers to this area on a near monthly basis. This turn over allows for properties to switch hands every 3 to 5 years, and it helps even the most unattractive homes sell if inventory levels are low. I guess what we really should do as a listing agent is to be truthful with the seller, no matter how painful it is, and get other opinions on the property from other seasoned agents. Agent open houses work beautifully for this, and put more homework on the prelisting side before actually listing. This will make the journey run a lot more smoothly for everyone involved.

New Construction Richmond Hill Georgia Buckhead East

Richmond Hill, Georgia is very excited about a new community that has just broken ground in town! This community is named Buckhead East. It looks like the developer, Johnny Murphy, has done it again with another spectacular neighborhood. The first section of homes in Buckhead East is being built by Mungo Homes. Mungo Homes is based out of Colombia, South Carolina but they are building homes in South Carolina, North Carolina and Georgia. The homes that are being built in Buckhead East are going to start in the $180k range up to the $450k’s. I’ve had the good fortune to have sold over 20 of their homes in the past two years. They have great attention to detail, amazing sales staff, and a superintendant that is one of the best that I’ve ever seen.

 

Mungo Homes has over 55 years of experience in building. They have figured it out. With inventory levels being as low as they are in Richmond Hill, Savannah, Pooler and other areas with the construction of these new Mungo homes and their dynamic floor plans it’s a much needed solution to the drastically low inventory.

 

With the influx of Soldiers coming to Fort Stewart, GA, many of which are first time home buyers Mungo offers to pay their closing costs with an additional 3% going towards upgrades or finishes or a reduction in sales price.

 

Buckhead East is located in the new Dee Henderson Community Park. This park offers walking trails, fishing ponds, baseball fields, softball fields, and two dynamic synthetic soccer fields also used for youth football. Richmond Hill is not known for industry but rather as a bedroom industry for Savannah and Fort Stewart., family driven amenity packages, and some of the best schools in the state of Georgia.

 

The other exciting news about the location of Buckhead East is that it is in the same community as the newly planned elementary school, projected to be open in the next few years.

Pooler and Richmond Hill GA Home Sales, The Rise of a City

 

If you happen to live in Coastal Georgia in the Savannah, Pooler, or Richmond Hill area and have been here for any length of time you would have seen incredible growth in Pooler and Richmond Hill. The population in Richmond Hill alone in the last 20 years has more than quadrupled. The city of Pooler, once considered a speed trap on I-95, has grown in to a bustling suburb of Savannah. Thousands of homes have been built in the last 20 years in Pooler and Richmond Hill. Pooler has a thriving industrial park. Gulfstream Aerospace, the maker of the G-5 and G-650 private jets, are home-based here in Pooler. JCB, a company based in England, has a thriving plant in Pooler as well.

 

The real estate trends for both Richmond Hill and Pooler have been a 5%-7% increase in market value up until the real estate crash in 2008 with a still modest return of 1%-2% increases since then. For 2013 I have seen 5% increases in values for those two cities. As a realtor, you know the magic number. 6%. That will allow for a seller in a scenario to pay the real estate commission and not lose money.

 

One of the main issues we are having now, in both cities, Richmond hill and Pooler, is the lack of inventory. Believe it or not, it’s becoming a seller’s market again for this reason. Homes that I thought would take forever to sell are selling within 30-60 days. One big factor in the population boom of both Richmond Hill and Pooler was the lack of government homes for people transferring to Fort Stewart. If you want to throw in the great schools in both of those cities and beautiful amenities of many of the communities, that makes it an ideal choice for a soldier coming in to Fort Stewart or Hunter Army Air Field in Savannah.

 

I was just telling an investor the other day that the smart investors have a vision of what the next 20 years will be like, and they see GOOD buys of undervalued properties. What is the next city that is going to boom like Richmond Hill or Pooler, Georgia?
